Expanding our Reach: Rental Homes for People with I/DD

For people with intellectual and developmental disabilities (IDD), a safe home with access to needed care is critical to quality of life. Yet this can be difficult to find.
As part of our mission at Freddie Mac Multifamily, we fund affordable rental housing across the country — and embrace opportunities to help with the specialized housing needs of these vulnerable communities.
Recently, we worked with Optigo® lender Berkadia to refinance nearly 200 individual rental homes for their sponsor Nestidd — a company focused on buying and renovating homes in safe neighborhoods and customizing them to the needs of people with IDD.
Rental Housing with Resident Care
Founded in 2017, Nestidd is an established owner and operator of properties leased to professional care providers who serve individuals with IDD. People with special needs face unique challenges that are better met when they live in a residential community with their caregivers, as opposed to in hospitals or other institutional environments.
We’re proud to work alongside Berkadia and Nestidd, across 15 states, to fund accessible rental housing for these individuals and their families. The average lease length for these properties is 53 months, with many rentals providing the option for extensions. By identifying safe neighborhoods and customizing each rental to meet the tenant’s accessibility needs, this partnership ensures residents are in good hands.
Continuing to Support a Population in Need
Freddie Mac Multifamily executed two such transactions in 2023 and three this year — to support housing for those with intellectual or developmental disabilities (HIDD) and fulfill the goals outlined in our Equitable Housing Finance plan. Though we’ve met our goals for this year, we expect to close one or two more HIDD transactions before year-end.
